dirty rehabbing house or chasing tenants as a landlord, then

receive between 10 and 18% interest for loan funding. We are
always looking for investors to fund our property acquisitions
and rehab projects. We will pay you very high
interest rates, secured by a first mortgage on
the properties we purchase, usually at a loan to value of 50
to 70%! These loans can be for short term financing (up to
about 12 months), while other loans maybe for longer terms (up
to 40 months). Either way you will earn a heck of a lot more
than in the stock/bond market. We are also looking for a cash
partner. We will do the work and split the profit 50/50.
Here is a typical Rehab purchase. An investor
who loans $56,236.00 (56, 400 to be exact) would receive
$4686.83 for a 15% interest loan for 12 months. This loan would
be secured by a loan to value (LTV) ratio of 60%. The LTV
is based on the After Repaired Value or ARV of the property. A
partner would receive 50% of the net profit after the sale of
the property. This amount would be actually higher than the
figure listed below because the carrying cost would be much
lower since we are not borrowing money to buy the property.
